Caulking is applied to areas that are exposed, such as in corners and around doors and windows and other areas where the exterior joints are exposed to possible water intrusion after siding or trim has been installed. There are several different kinds of caulking so using the correct one for the type of siding is important. Caulking, however, is not a permanent solution and will require maintenance. If caulking is not properly maintained and looked after it may fail and cause water intrusion behind siding and trim that can leading to severe moisture problems and eventually dry rot. However, it is important not to caulk areas where it will trap water and prevent it from escaping the wall cavity such as the areas above flashing on windows, doors and other horizontal areas where flashing is required.
We generally use Sonolastic caulking by BASF and Quad Max by OSI for most of our projects. These sealants provide excellent protection and hold well even under some movement from siding parts due to the expansion and contraction from weather related heat, moisture, and cold. These particular sealants, as well as other high quality sealants, will stay continually flexible and are thus generally long lasting. This flexibility helps to prevent cracking. Not only does the homeowners siding look bad, but it gives moisture the ability to do it's damage.
